Selling a flat or house in Temple — LDN Properties

Selling your Temple flat or house directly

We are LDN Properties, a direct cash buyer for Temple homeowners with property across the EC1M, EC4V and EC4Y postcode area. We are typically happy to consider properties regardless of lease length, condition, share of freehold or current cladding status. Selling directly through us removes the chain and the open-market viewings, with no agency fees and usually only one in-person visit needed before we put forward our final offer.

We have been buying property directly across London since 2003 and are members of The Property Ombudsman (membership D12463), which provides independent oversight of our quick property buying service. The buying process is direct, with no agency fees, no chain, and usually a single in-person visit is all that we need to inform our final offer. You can read more about how our buying process works, the typical timings for a direct sale and the costs involved when selling directly compared with using an estate agent or auction. To discuss your Temple property, please call 020 7183 3022 or request a no-obligation offer online.

Why homeowners sell in Temple — LDN Properties

Reasons homeowners consider a direct cash sale

We have been buying property directly across London since 2003. A few common situations tend to lead homeowners towards a direct cash sale rather than the open market.

Relocation for work is one of the situations that brings homeowners to us most regularly, particularly for owners moving abroad or starting a new role with a fixed date. Marketing a London flat or house remotely through an estate agent is rarely straightforward — chain delays and last-minute renegotiation can leave sellers tied to the property long after the move — and a direct sale removes that uncertainty. We are typically happy to agree a fixed completion date, which lets owners line up the sale with the start of the next role.

Divorce and financial difficulty sit in the same bracket: situations where the certainty of a known completion date carries more weight than holding out for an open-market premium. A sale that has fallen through creates a similar pressure, particularly where an onward purchase has already been committed to.

Other reasons we hear from homeowners include probate, downsizing in retirement, ill-health, properties that need repairs, and leasehold flats with shorter leases. The common thread is usually a need to complete on a known timeline.

The Temple property market — LDN Properties

The Temple property market

The property landscape of Temple is unlike any other neighbourhood in central London. The majority of the area sits within the freehold estates of the Inner Temple and the Middle Temple, who together own most of the land south of Fleet Street between the Royal Courts of Justice and the Embankment. Many of the buildings within these two estates are occupied as barristers’ chambers, with the residential use generally confined to a small number of upper-floor sets and a thinner stock of standalone flats along Essex Street, Devereux Court and the eastern end of the Strand. Around the perimeter of the Inns sit a small number of conventional leasehold buildings on streets such as Tudor Street, John Carpenter Street and Temple Avenue, including post-war and more recent apartment buildings. Listed-building consent is generally required for alterations to the historic chambers buildings, many of which carry Grade I or Grade II listed status.

Recent Land Registry transactions across the EC4Y, WC2A and WC2R postcodes typically show one-bedroom flats clearing between £625,000 and £900,000 depending on the building and the floor, two-bedroom flats commonly between £925,000 and £1.5 million, and larger three-bedroom apartments in the more sought-after buildings generally trading between £1.4 million and £2.5 million. Pricing varies considerably depending on the freehold position, listed-building status, lease length and whether any residential use restrictions or chambers-only covenants apply. Where leases granted by the Inns of Court are involved, the terms can differ markedly from a conventional London long lease, and our guide to selling a short lease flat may be useful where the remaining term is short.

Transport links and local amenities

Temple is served by Temple station on the Circle and District lines, located on Victoria Embankment in Travelcard Zone 1. Trains run to Westminster in approximately three minutes and to Embankment in one minute. Blackfriars station to the east adds Thameslink National Rail services between Bedford, St Albans and Brighton, Sutton and Sevenoaks, together with further Circle and District line connections. Chancery Lane on the Central line lies a short walk to the north, providing direct east-west connections to Bank and Tottenham Court Road.

Holborn station on the Piccadilly and Central lines and Covent Garden on the Piccadilly line are also within walking distance. Local bus routes along the Strand, Fleet Street and Aldwych include the 4, 6, 9, 11, 15, 23, 26, 87, 91, 139, 172 and 341. The Royal Courts of Justice on the Strand, Temple Church on Inner Temple Lane, Middle Temple Hall, the Maughan Library of King’s College London on Chancery Lane and Somerset House to the west are the principal local landmarks.

About Temple, City of London EC4Y — LDN Properties

About Temple

Temple is a central London neighbourhood on the western edge of the City of London and the eastern edge of the City of Westminster, situated within the EC4Y, WC2A and WC2R postcodes between Blackfriars to the east, the Aldwych to the west, Fleet Street and Chancery Lane to the north and the Victoria Embankment to the south. The name derives from the Knights Templar, who established their English headquarters on the site between Fleet Street and the Thames in the twelfth century. The round Temple Church, consecrated in 1185, was built by the order and survives today as the principal church of the area. Following the dissolution of the Templars in 1312, the site passed to the lawyers who would in time constitute the Inner Temple and the Middle Temple.

Most of the neighbourhood falls within the City of London Corporation’s Whitefriars and Temples conservation areas and the City of Westminster’s Strand conservation area, and a high proportion of individual buildings carry Grade I or Grade II listed status under Historic England. The Inner Temple and the Middle Temple continue today as two of the four Inns of Court that have the exclusive right to call new barristers to the Bar of England and Wales, and the freehold of most of the area remains with the two Inns rather than with the City of London Corporation or Westminster City Council. The Royal Courts of Justice on the Strand, completed in 1882, give the immediate neighbourhood much of its present legal-quarter character.

Frequently Asked Questions

In most cases, yes. We are typically happy to consider leasehold flats where the freehold is held by the Honourable Society of the Inner Temple or the Honourable Society of the Middle Temple rather than by a conventional residential freeholder. Properties are generally considered regardless, although the offer will usually reflect any covenants restricting use, alteration or onward sale that the Inn-granted lease may include.

In most cases, yes. A very high proportion of buildings across the Inner Temple, the Middle Temple and the streets along Fleet Street carry Grade I or Grade II listed status, and we are typically happy to consider properties regardless. Where past internal works may not have followed listed-building consent procedures, the offer will usually reflect the regularisation a future mortgage-reliant buyer would likely need to address.

In most cases, yes. A meaningful portion of the residential stock in Temple consists of upper-floor sets sitting above operating barristers’ chambers. We are typically happy to consider properties regardless of the commercial use below, although the offer will usually reflect any lease covenants tying use to a person connected with the legal profession and the lending position a future mortgage-reliant buyer would face.

That’s completely right, we maintain the belief that you should never have to pay anyone a charge for selling your house or flat. The only fees that you’ll be subject to when selling your home to us are the typical conveyancing fees, but we might be able to help cover some of those.

If you have any questions about the process for LDN Properties to make a fast and fair offer on your house or flat, give us a call. Our team of experts will explain to you our simple and zero-stress process for making swift offers to buy homes throughout London without charging any fees.

When we offer to buy your house or flat, we will ask only that you agree to a single visit from one of our representatives so that they are able to inspect the inside and outside of the property before we make a final offer. This compares to possibly needing to have dozens of viewings or even more if you decide to sell your home via an estate agent or without any help.

We have more than 20 years of experience with making fast and fair offers to buy almost any type of leasehold or freehold property, and that includes homes with ongoing problems, whether those issues are large or small. LDN Properties commits to giving you a competitive offer for your property regardless of its age, condition, location, shape, size or type.

If often takes us just a handful of weeks to complete all of the steps involved with buying a house or flat, and that covers the important actions of exchanging contracts and paying the seller the total proceeds. This compares with selling via an estate agent, on your own, or at a property auction, which can all sometimes take many months or even longer.

Yes, LDN Properties is a member of an independent organisation known as The Property Ombudsman (TPO), which issues rules that guard homeowners from falling victim to fraud in the quick buying industry. Because we are registered with TPO, we promise to keep to these requirements, which gives you peace of mind with the sale of your property to us.
