About Botany Bay
A rural hamlet on the northern edge of Enfield, Botany Bay sits within the EN2 postcode and is home to a population of fewer than 200 people, surrounded by green space, paddocks and country lanes. Its closest neighbours include Chase Village, Crews Hill and World’s End, lending the locality an unusually quiet feel for somewhere still inside the M25.
Properties here tend to be detached cottages, larger village-style family homes and a small share of converted farm buildings, with very little flat stock relative to neighbouring districts. Time on the open market through an estate agent can be highly variable in places like this, often shaped by access, the condition of older buildings, and how robust an incoming buyer’s chain looks.
LDN Properties was launched in 2003 and has been making direct purchases in Botany Bay and across Enfield ever since, with no commission and no estate agent fees deducted from the figure paid to the owner. Our membership of The Property Ombudsman (membership D12463) places us under an enforceable industry code, and the absence of a chain on our side is one of the simplest ways to protect a sale from collapse.
