About Southgate
Southgate occupies a north London position inside the borough of Enfield, on land that once formed the southern entrance to the Enfield Chase royal hunting grounds. Most of its housing went up during the 1930s expansion of semi–detached homes, and the Piccadilly line Underground station is a Grade II* listed art deco landmark. Postcodes here include N11, N13, N14, N21 and N22, with neighbours such as Arnos Grove, Bowes Park, Grange Park, Highlands Village, Oakwood and Palmers Green.
Given that 1930s suburban backbone, much of Southgate’s stock is interwar semis interspersed with later flats and the odd modern infill development. Selling realities therefore vary – remaining lease term on flats, condition of an interwar roof or rewiring needs, and the position of any onward chain all influence how the timeline plays out from offer through to completion.
Behind LDN Properties is more than two decades of buying houses and flats directly from owners, having launched in 2003. As a principal cash buyer we charge no fees, no commission, and there’s no chain to coordinate. We’re full members of The Property Ombudsman (membership D12463) and make offers on freehold and leasehold homes in Southgate and across the wider Enfield borough.
